While some of our customers enjoy the design process and want a completely unique and custom product, others are looking to take the guesswork out and pick a house plan that is ready to go! This is what we call our “semi-custom” home.

Once you tell us the square footage, how many beds and baths, and the style you’re looking for, we will pull a floor plan from our portfolio and use that as a starting point. From there, we will customize it to fit your lot and work with you to adjust it to meet any wish list “must-haves” and lifestyle needs. From there, we will walk you through the materials selection process with as much or as little support as you would like.

Our Process

Building your custom home with North Gate Homes is a highly personal process, unlike the traditional home-buying experience, where you hope to luck into the right home in the right location. Our unique process begins with you.

Since this may be the first home you’ve built, we hope to take the guesswork out of the process and make it as stress-free as possible for you.

This is the step-by-step process we use when building a home for our clients:

Initial Meeting

We start with an informal meeting to get to know each other and learn about your vision of the perfect home for you and your family. Tell us what features, layout, and design elements are important to you. We want to hear your ideas! During this meeting, we’ll walk you through what the homebuilding process will look like and discuss the time frame and potential costs. We’ll also discuss where you want to build your home and, if needed, we can assist you in finding the perfect lot.

Budget and Financing

We’ll work with you to come up with a budget for your new home. If you’d like, we can connect you with one of the many local lenders we work with who do construction loan financing.

Engineering and Design

Our experienced engineering and design teams will get to work on creating a design that fits your lot and is tailored to your specific needs. If you choose our “semi-custom” option, using a floor plan from our portfolio, we will alter the plan to fit your lot and wish-list at no additional design cost.

You’ll have the opportunity to review, make changes, and provide feedback on the design before it’s finalized.

During this stage we will enter into a Design Agreement, prior to the Construction Contract.

Permitting and Selections

Once plans are submitted to the applicable jurisdiction, we will work together to finalize your selections. This is when you get to choose your fixtures, materials, finishes and colors so all specifications are ready to go before construction begins.

Construction Begins

Once building permits are in hand, it’s time to bring your dream home to life! Our team of expert craftsmen will oversee the construction process, ensuring everything is built to your exact specifications. We don’t cut corners; every detail matters.

We’ll be with you every step of the way until your home is ready for move-in day! Communication is key, and we’ll keep you in the loop with regular updates on progress. We’ll schedule site visits so you can see the progress firsthand.

Frequently asked questions

Building a custom home allows you to have full creative control over the design and features of your home. You’ll be able to choose all of the fixtures, finishes, layout, and more. Plus, you won’t have to worry about settling for a home that someone else built or changing anything after moving in.

Once we break ground, construction generally take 6-9 months.

We do not offer financing, but we are happy to connect you with one of the many local lenders we work with who specialize in construction loan financing. 

A spec home (or speculative) is built without a specific buyer in mind, while a custom home is tailored to the wants and needs of the customer. With a custom home from North Gate Homes, you get to make all of the selections – from fixtures to flooring to the placement of your outlets — and you’ll be able to see your dream come alive before your eyes.

If you don’t already have your lot, we recommend contacting a builder first. That way, you’ll have an idea of what type and size of house you can build on the lot you’re looking at. This will ensure that your dream home fits within the desired budget. We can assist you in finding the perfect lot for the home you want to build.

Due to the moderate temperatures of our local climate, we can work with you on starting your build at any time of year.

Yes! You are welcome to visit the job site at any point during construction. Due to liability concerns, we ask that you schedule the visit with us so we can accompany you.
